About the community
Azizi Florence is the developer's largest master plan and its first at this scale in Sharjah — 30 Mn sq. ft. in Um Fanain, next to Sharjah Sustainable City, divided into six clusters each with its own architectural treatment.
Around a quarter of the site, roughly 7.5 Mn sq. ft., is landscape. At the centre is a linear park running 1.7 kilometres through the community, ringed by six pocket parks of 100,000 sq. ft. each and threaded with 11.5 kilometres of cycling and jogging track. More than a million trees and plants are planned across the community.
Around that green spine the plan places twelve residents' clubhouses, a school, a hospital, two mosques and a retail mall — so the school run, the clinic visit and the grocery all sit inside the gates.
A quarter of the plot is open landscape. The homes were placed around it, not the other way round.

The case for buying
Sharjah's residential market has broadened sharply, and Florence enters it at a scale the emirate hasn't seen in a low-rise community.

Roughly 7.5 Mn sq. ft. of green, anchored by the 1.7 km central park and six pocket parks. That ratio is the defining feature of the plan.
Sharjah International Airport and Sharjah University are each 10 minutes away — the employment base that underpins rental demand in this part of the emirate. Dubai International Airport is 20 minutes.
A dedicated 4.7 km ring road encircles the development, giving each cluster its own connection to the network rather than funnelling 10,702 homes through one entrance.

The opening clusters are the earliest entry into the master plan, ahead of the infrastructure and amenity delivery that typically re-prices a community of this size.

Location and connectivity
Florence sits in Um Fanain in northern Sharjah, directly on Sheikh Mohammed Bin Zayed Road (E311), bordering Ajman and adjacent to Sharjah Sustainable City — the emirate's first Net Zero Energy community.
The strongest connectivity point is the airport. Sharjah International is ten minutes away, and so is Sharjah University; Dubai International Airport is twenty. Sharjah Golf & Shooting Club, City University Ajman and SAIF Zone all sit within the immediate district.
